The property will be inspected to confirm that the property:

  • is free from category 1 hazards under the Housing Act 2004
  • is in a reasonable state of repair
  • has sufficient rooms to accommodate both the current occupiers and any additional people who propose to live there

When the inspection and investigation is completed, a letter will be issued which contains:

  • the address of the property inspected
  • Name, date of birth the sponsor and the visa applicant
  • Present and proposed sleeping arrangement
  • whether the property is fit for human habitation Under section 604 of the Housing Act 1985 (as amended)
  • whether the property would be statutorily overcrowded by the addition of the person(s) seeking entry into the UK
  • the name and contact number of the officer to contact for further information

Receiving the accommodation certificate

Once the inspection is finished, an inspection report will be provided stating whether the property meets the required standards and if the proposed occupancy is suitable. This certificate meets the Home Office/High Commission adequate accommodation requirement and can therefore be used as part of a visa application.
